Short answer
Before you buy a Melaka apartment to run on Airbnb, check five things: that short stays are allowed — in writing; the title and loan terms; the full cost of owning the unit; who will manage it and on what terms; and how any promised return is calculated. Don't buy on a headline rental figure alone.
A general checklist, not legal or financial advice. Rules and loan terms change — confirm them for the specific property before you sign.
1. Is a short-stay property right for you?
- Short-stay income moves with the season — school holidays and long weekends are busy, weekdays and off-peak months are quieter.
- Keep a cash buffer for the loan instalment and fees in quiet months.
- Plan as if rent will not cover the full instalment. If it does, that's a bonus.
2. Check short stays are allowed — in writing
Whether a building allows short-term rentals depends on its house rules and its management body, and local authority requirements may also apply. These rules can change. Airbnb itself asks hosts to check the laws and building rules that apply to them.
- For a new project: ask the developer or operator for written confirmation that short stays are permitted.
- For a completed building: ask the management office for the current house rules.
- Don't rely on a verbal "can, no problem".
3. Understand the title and the loan
Serviced apartments are often on a commercial title rather than a residential one. That can affect the loan — the margin a bank offers and the interest rate — so get your bank's view before you sign the SPA. Check whether the tenure is freehold or leasehold, too.
4. Add up the full cost of ownership
- Purchase: the price, legal fees and stamp duty (check what the developer covers)
- Furnishing and setting the unit up for guests, if it isn't included
- Every month: loan instalment, maintenance fee and sinking fund
- Every year: quit rent, assessment and insurance
- If you run it yourself: utilities, internet, cleaning, linen, platform fees and repairs
5. Run it yourself, or use an operator?
| Self-managed | Operator | |
|---|---|---|
| Income | You keep all booking income, minus your costs | You share revenue with the operator under the agreement |
| Your time | Pricing, guest messages, check-in, cleaning, repairs | Mostly hands-off |
| Suits | Owners who live nearby and enjoy hosting | Owners who live elsewhere or work full time |
6. Don't buy on the headline return
A "guaranteed return" is only as good as its terms. Ask:
- What price is it calculated on — the SPA price or a nett price?
- How many years does it last, and what happens after?
- Who pays it, and how often?
- For revenue sharing: what is deducted before the split?
- For any income estimate: what occupancy and room rate does it assume?
7. Read the management agreement
- How long it runs, and whether you can leave early
- The revenue split and every fee the operator charges
- Whether you can stay in your own unit
- Who owns the furniture, and what happens to it if you leave
- How and when you are paid, and what reports you get
8. Match the layout to the guests
Melaka draws weekend visitors from Kuala Lumpur and Singapore as well as heritage-city tourists — its historic centre has been on the UNESCO World Heritage List since 2008. Couples and solo travellers are happy in a one-bedroom suite; families and groups look for more bedrooms, pools and play areas. Pick the layout for the guests you expect, not just the lowest price.
Case study: Tagbay Suites against the checklist
| Checklist | Tagbay Suites |
|---|---|
| Short stays | Run through Mana Mana Hospitality's management scheme, which lists units on Airbnb and booking platforms — ask me for the written confirmation |
| Title | Leasehold · Commercial title |
| Price | SPA price from RM332,300 (495 sq ft); ES from RM677,700 |
| Management | Mana Mana Hospitality, 5 years: 6% ROI for the first 2 years then 80/20, or 80/20 throughout |
| Return base | The 6% is calculated on the nett selling price, not the SPA price |
| Furnishing | Fully furnished for scheme units, minimum 3 years |
| Still to ask | Who pays the 6%, exit terms, maintenance fee and sinking fund rates |

Questions
Is Airbnb allowed in Melaka condos?
There is no single answer for every building. It depends on the building's house rules and management body, and any local requirements that apply. Get written confirmation for the specific building before you buy.
Is a serviced apartment good for Airbnb?
Many serviced apartments are designed with short stays in mind — a lobby, reception and shared facilities. Check that short stays are permitted in writing, and note that serviced apartments are often on a commercial title, which can affect the loan.
Should I manage my Airbnb myself or use an operator?
Self-managing keeps all the income but takes your time — pricing, guest messages, check-in, cleaning and repairs. An operator is mostly hands-off in exchange for a share of revenue. Owners who live elsewhere usually find an operator more practical.
What return can I expect from a Melaka Airbnb?
It depends on the unit, the season, pricing and management, so this site doesn't publish occupancy or income estimates. Whatever figure you're shown, ask how it was worked out — and remember a guaranteed return is only as good as its terms.
