Tagbay Suites ROI & 5-year management plans

Updated 16 October 2026 · prices and terms from the developer's and operator's materials

Short answer

Tagbay Suites owners can put their unit into Mana Mana Hospitality's 5-year management scheme and choose one of two plans. Option 1 pays a 6% ROI a year for the first 2 years — a guaranteed rental return calculated on the unit's nett selling price — then switches to 80/20 revenue sharing for the remaining 3 years. Option 2 is 80/20 revenue sharing for the whole 5 years (3 + 2). Units in the scheme come fully furnished, with a minimum 3-year operating commitment.

Option 1 suits buyers who want a known return for the first 2 years. Option 2 suits buyers who are comfortable with income that moves with bookings. Under either plan, income after year 2 is not fixed — it depends on how the unit performs.

How the 6% ROI works

  • It is 6% a year, for the first 2 years only, and only under Option 1.
  • It is calculated on the unit's nett selling price, not on the SPA price shown on this site — so work it out from the price in your own booking documents, not from the SPA price.
  • From year 3 the plan switches to 80/20 revenue sharing for the remaining 3 years.
  • It is set out in the Service & Management Agreement, and the agreement's terms prevail.

How 80/20 revenue sharing works

You receive 80% of the unit's net revenue and Mana Mana Hospitality keeps 20%. Your return therefore follows occupancy and room rates — busy holiday months pay more, quiet months pay less.

"Net revenue" is defined in the agreement. Before you sign, ask which costs are taken off the booking income before the split is made.

What Mana Mana Hospitality handles

  • Listing and pricing on Airbnb and other booking platforms
  • Guest check-in and 24/7 guest support
  • Cleaning and laundry
  • Maintenance and inspections
  • An owner website where you follow your payouts

What you still pay as the owner

The owner still pays the usual property outgoings: maintenance fee, sinking fund, quit rent, assessment and insurance. If you take a loan, the monthly instalment is yours too. Plan for these in the months when bookings are slow.

Try the loan calculator on the main page for a rough monthly figure.

Fully furnished — the condition

Units enrolled in the management scheme come fully furnished, with a minimum 3-year operating commitment. Ask me for the full furniture list.

Separately, the developer's package includes free legal fees on the SPA and loan documents, stamp duty on the loan, a digital lock, air-conditioning, water heater and bathroom vanity.

Questions to ask before you sign

  • Who pays the 6% ROI, and how often is it paid?
  • What is deducted from booking income before the 80/20 split?
  • Can you leave the scheme early — and what happens to the furniture if you leave before 3 years?
  • What happens when the 5 years are up?
  • Can you stay in your own unit, and on what terms?
  • What are the maintenance fee and sinking fund rates?

The answers are in the Service & Management Agreement. WhatsApp me and I'll go through them with you.
